In land subdivisions, I have found the best buys are the first and last in a large estate. Located in Sippy Downs, this land was actually subdivided after the last release of the first major subdivision that defined the area: Chancellor Park. Dealing directly with the land developer they found an additional portion of land that was thought to be a park, thus creating a few extra lots. These quick sales meant a great price for us.
