I guess in truth most new properties and designed and then constructed but to narrow it down in scope perhaps I see two main ways its occurred for me. Either a site is selected for its opportunity and a vision is conceived to be created. A High Rise Residential Tower, a commercial building or englobo subdivision as examples. The other is tenant lead development where a business has a specific need for premises, a brief is created and from that a building to suit.

In some of these, I leased or sold vital components (two of the most vital and overlooked parts in a successful project) but I always watched and learned something. On many I was ‘the developer’ or creator and that’s the most fun stuff where you can hang your hat on a structure that survives (hopefully), long after the money has been spent.
