Sitting directly across from Chancellors Tavern and Showrooms with abundant car parking immediately visible from the street and located on the roundabout entering Woolworths supermarket, the site had a highly successful leasing campaign. Securing pre-lease commitments from Subway, Eagle Boys Pizza, Video Ezy (yes - when they both existed), ANZ Bank, plus local Real Estate, Fashion, Fish & Chip, Sushi and Fried Chicken business’s, the project was an enormous success pre-selling well before completion for an excellent price, though less than market price (The reason was the buyer was a property fund we founded that has its own tale for future scribing). The centre has barely experienced a long or large vacancy in its 13 years since opening though with the recent opening of the Coles opposite the University a drain on the tenants has commenced to greener pastures. The well designed and located >$7million centre still has enormous benefits and will suit many new business while Woolworths remain intact as the neighbour.

The last piece of the puzzle had to wait until commercial market demand matured and while we had played around with a fast food drive-thru concept, enormous resistance from council and a constrained economic view from the big fast food operators of the area meant this plan didn’t fly. Though with the recent (as I write) opening of the Coles opposite the University in a non-Drive-thru compatible environment, a drain on the tenants from small Chancellor Village shops to greener pastures may suggest we were on the right track. Nonetheless, this small site sits prominently on the gateway to this popular precinct and with CBA as its anchor business this >$3million project has rarely suffered a vacancy across its 5 tenancies during the first decade since completion.
