Chancellor Village

Most easily described as a master planned community, we were clearly inspired by the adjoining and rapidly growing housing estate, Chancellor Park. It’s new neighbour - the then recently opened ‘University of the Sunshine Coast’ boasted the regions first higher education campus (of which I’m pleased to say I was a founding student and also now a Master’s Graduate.)  Anyway, enough about me. Often in a large subdivision the master estate developer will sell off what they call a ‘Super lot’.

 

They do this mostly for a quick large capital sale to augment the happiness of the masterful all-powerful financier, but sometimes it’s also to move a difficult parcel of land, introduce different product types or bring in a new party to deal with the end consumer in a different way. The Chancellor Park estate development team were a clever crew and while I don’t think they were short on capital, selling an Englobo parcel adjoining a recently constructed Woolworths, (a project which I worked on) with various commercial and residential possibilities allowed them to focus on their larger pure residential land stages, bring a bulk sale in the door but also to have that different approach bring a commercial ‘’Village’’ heart to the estate. 


Working with some existing constraints such as water overflow and access easements plus an existing road network, we shaped the subdivision of the parcel with our end outcomes (uses) in mind being small retail shops, larger format showrooms, childcare, a community Tavern (not next to each other obviously 😊) and medium density residential. 
On completion Chancellor Village would include the gated communities of The Brooks, The Lakes and The Parks, Chancellors Tavern, the adjoining Woolworths Marketplace and service station, double childcare centre which was one of the first such innovations in the state, 10,000m2 of large format showrooms, 2 small > 1000m2 strip retail complexes and one hectare of if I might say pretty attractive and useable parklands.
