Harley Davidson, Maroochydore
This was a tenant lead development in an unusual sort of way. The owner of the site was the father of my then business partner and had owned it for many years. During this time the relatively quiet street frontage had grown to the main link between Nambour and Maroochydore and into 6 lanes of traffic. It had housed steel fabricator (Bell Stainless) for 30 years and a Boral Brick display yard for 10 years.
The site slopped down from the road, and as such, I suggested a suspended concrete slab could allow a showroom premises to be built at road level with workshop/loading or parking under, thus substantially increasing the possible yield from the site. At the same time Harley Davidson then located in Maroochydore purchased an industrial site in the back blocks for relocation and expansion - though it was clearly an inferior site for exposure, but its industrial zoning facilitated their noisy workshop activities.
We approached them, convincing them to sell their site and rent the proposition suggested thus purchasing and designing a solution (built to suit) and substantially increasing both the rent return and value of the site.
I’m still not sure we ever got paid for this project, but ah, that’s how it goes with having the wrong business partners, a lesson well learned over the years. Sadly, too many times - but it’s all experience for the next round and his father who is a lovely man was the biggest winner out of our horrible business partnership, so that’s something to smile about.
