Solve Problems For Gain

Land Purchase, Build & Sale – 3 Bed, 2 Bath. DLUG.

I have found considerable success over the years from buying property with a problem and solving that problem. This applies with difficult blocks of land, step, rocky or a complicated easement. However, I have seen some problems that are unsolvable, so please be sure you have the solution first before using this value add approach. (See also the Jack & Jill, & Steep is Cheap  projects)


Facing west, and steep with the road rising past the site, I had the feeling everyone on the road would be looking down on you. This lack of privacy and a big ugly retaining wall holding up the road above meant the site had sat for a number of years since subdivision – and it was cheap. As the street name and slope suggests, though the site was elevated and had a view, we just had to solve the problem and take advantage of the positives. The solution was easy, we orientated the back of the home to the road retaining wall, effectively turning our back on it, and from the road there was nothing to see but the top of our roof. We then built an oversized deck to the west with excellent shading. 


On completion the home sold promptly to an owner occupier at the same prices as other homes in the area, and our tidy profit was derived not only from the large discount of our land, but also the premium you get when selling a completed home.
