The logic on these two homes isn’t unlike how it remains today, despite these being completed in the ‘90s. I recall reading an article on comedian Bob Hope, who made his vast wealth from property, not being funny (though I’m sure the cash flow helped the habit.) He was told to buy land around a growing urban centre and a wait for the town to grow out and meet you. To me, the railway towns of the Sunshine Coast fit that description as well now as they did in the ‘90s. Let’s face it, the Sunshine Coast isn’t growing to the east, and with its beautiful climate and expanding economic base, it’s more certain now than it’s even been.
This package was put together by a builder I knew, not to make the 2.2, but to generate building work for their construction business. You see, they committed to several blocks of land in a new estate and created house and land packages to on sell the land on which they would make a profit then do their building thing. Clever guys who are now large developers and achieved a win-win situation by leaving something on the table for the buyer to encourage the transaction. The result was that these homes were initially held and rented, and then sold five years later for over double the original investment.
