The Quadrant
Nicknamed the Quadrant due to the rather small >400m2 unusually shaped piece of land that looked like a quarter of a circle. This project was really satisfying in more ways than one. A part of the 3-hectare CBD Big Top Shopping Centre site, it was a seemingly a forgotten unusable piece of grass. Land locked from the principal parcel by a three-storey car park, its small ground footprint, a neighbour to one side and key entry road to the other. The site however was zoned 10 storeys and had road frontage to high end developments we had just recently completed across the street, being Aurora, Platinum and m1.
The outcome was an A-Grade 1,700 m2 CBD commercial building that achieved three very separate but key outcomes for the business all at once; 1. It assisted the street activation of the southern end of Duporth Avenue continuing our fine work in the street turning a vacant lot into an impressive building, 2. It created a new head office for the business that had moved 3 times in 5 years growing from 8 to over 130 staff in a 5-year period of amazing growth. 3. We relocated, Australia Post from their 8 Ocean Street premises enabling us to purchase and amalgamate the entire south side of Ocean Street into the Big Top parcel, thus becoming step 1 in what today is the Sunshine Coasts key ‘eat’ street.
The key was an approach of full site coverage for 3 floors plus a ‘penthouse’ style office on level 4 to follow the council setback guidelines. This coverage was enabled by utilising a significant number of car parks in the adjoining multi-level carpark by joining the buildings and punching through entry ways at the upper levels through the elevated building. Completed in 2005 and with a project value $3.5 million its valuation on completion was over $8 million and a great outcome on any measure especially for the utilization of an overlooked piece of land by accessing the carparks of the existing centre.
